Tourists
continue to stream to
Turkey
’s stunning
Turquoise
Coast
. Not surprising really, it offers some of
Europe
’s finest beaches, beautiful coastal resorts with warm and
friendly people living in that magnificent Mediterranean
climate.
Informed
debate surrounds Turkeys admission to the European Economic
Community, but with the pound buying so many Lire, increasing
numbers of ‘Brits’ are choosing to buy property in Turkey.
Full EEC membership will add confidence and security for the
property buyer but the market already offers very good value
on the international stage. Some
UK
owners reported a 300% capital growth in the last 3 years.
Admittedly figures were taken on their exclusive villa
properties in prime locations, but the numbers remain
impressive.

property has delivered a 500% capital growth in the past ten
years. Yes, that’s a 50% annual increase sustained over a
decade! Little wonder so many ordinary
UK
buyers and property investors are choosing
Turkey
as a safe haven for their money.
International
law already favours ‘Brits’ buying in
Turkey
’s already strong property market, which is about to get
even stronger after next months election of the new Turkish
President.

Erdogan. His progressive and visionary leadership built
political stability and economic resurgence unprecedented in

TURKEY
DEVELOPS POLITICAL MATURITY:

Erdogan’s
ruling Pro West A.K. Party controls 367 Parliamentary seats
with the C.H.P. main opposition Party having just 150. Whoever
A.K. nominates for President next month will be appointed.
This is more good news for
UK
property investors, as Erdogan’s Pro West position will be
supported by the Presidency.
A
mortgage for foreign investors is one current government
initiative set to significantly boost the already buoyant
property market. Foreign banks and financiers are already
positioning to deliver mortgage funding permitted under the
new legislation.
Similarly
foreign investment is actively being invited to support and
grow
Turkey
’s premier business sector. With media, telecommunications
and property prime movers in these exciting financial
developments -

THE PRESIDENT:
|
Turkey
operates a parliamentary system similar to ours in the
UK
. The President, who is required to approve parliamentary
bills, if they meet the provisions set out in the Great
Constitution, provides balance and restraint.
The
Great Constitution was introduced in 1923 when Mustaf Kamile
Ataturk,
Turkey
’s legendary leader, moved power from the ruling Royal
Sultans to a freely elected parliament in the fledgling
Republic
of
Turkey
.
For
60 years the Constitution served as a ‘bible’ for
successive Presidents protecting
Turkey
from excess and ill-conceived laws, but in a changing world
the Constitution was overtaken by events. It came under stern
pressure in the late 70s when many of its provisions, firmly
rooted in distant history, served to hamper progress.
Turkish
residents found with over £10 in foreign currency on
their person would be imprisoned as would shop owners caught
selling foreign brand tobacco.
Provisions designed to protect and safeguard
Turkey
resulted in division and confusion.
Following a period of political
chaos in the late 70’s, Army Chief Kenan Evren took control
and imposed Military Government on 12th Sept 1980. Military
Law remained for 2 years until the free election of 1982
handed power back to a civil government led by Prime minister
Turgut Ozal and the Moderland Party.

TOURIST
STRATEGY:
 |
In
1991 after two terms of Government, Prime Minister Ozal was
elected as President where he was able to sanction previously
unthinkable changes to The Great Constitution. Ozal launched
Turkey
’s ‘Tourist Strategy’ for the first time allowing
foreign investment to actively promote the countries tourist
industry. His vision grew into the major financial, political
and social growth we see today.
Despite
many difficult issues in the 80’s & 90’s Turkey’s
tourist numbers grew from a few hundred thousand in 1982 to
nearly 20 million in 2006 and are predicted to top 35 million
by 2013.
Like
Turgut Ozal in 1991, today’s Premier Erdogan is tipped for
the Presidency, although some believe he will remain active as
Prime Minister and install another party member as President.
Parliamentary leader Bulent Arin is mentioned as a possible
candidate, as is Foreign Minister Mr Abdullah Gul, who earned
praise for speaking with the Iranian Government promoting the
release of UK Sailors in April 2007.

OUTLOOK
FOR INVESTORS:

Which
ever AK Party member is appointed to be President, the outlook
for
UK
property investors in
Turkey
is good.
Many
would have bought Turkish property had they known it would
deliver a 500% growth in the past 10 years, but as they say
‘Nothing is as clear as 20 – 20 hindsight, but with so
many barometers confirming Turkey as a Property Hot Spot and
its political leadership firmly in control of both Parliament
and the Presidency, Turkey certainly offers great value for
money in a country that could prove the next Property
Investor’s Heaven. It’s your move?
